At Cortland, we operate with a forward-thinking approach that challenges conventional norms and actively seeks insights beyond traditional industry boundaries. As a recognized leader in the multifamily sector, our focus on performance, innovation, and disciplined execution continues to drive strong growth and market leadership. We are committed to building a best-in-class organization by empowering top talent with the resources, autonomy, and support needed to deliver results and advance their careers in a high-performance environment.

Role Overview

As a Talent Engagement Business Partner (TEBP), you support your internal clients through consistent, hands‑on partnership across core Talent processes. You build strong, collaborative relationships with the leaders and teams you serve, gaining a clear understanding of their day‑to‑day needs and helping them navigate associate relations, performance management, leave processes, policy application and more.  Your reliable execution, timely direction, and continuous engagement equip associates and leaders with accurate, consistent support that enhances their overall workplace experience.

  • Conduct thorough investigations into associate concerns and allegations- gathering facts, interviewing involved parties, documenting findings, and presenting clear, well‑reasoned recommendations that support fair outcomes and mitigate risk.
  • Partner closely with leaders to guide performance management efforts, including PIPs, corrective actions, and terminations; provide practical coaching to help leaders apply policies consistently and address issues effectively.
  • Manage the end‑to‑end associate lease application process by reviewing and approving applications, coordinating verification with the Collections team, and ensuring associates understand program requirements.
  • Support property disposition activities by preparing associate communications, reviewing and analyzing impacted associate lists, and partnering with leaders to navigate conversations and next steps with care and accuracy.
  • Serve as the initial point of contact for leave of absence requests - explaining the process, connecting associates with NY Life, collaborating with our internal benefits team, and maintaining follow‑up to ensure a smooth and supportive experience.
  • Maintain a consistent presence with supported functions through regular meetings, team touchpoints, and leader 1:1s, helping you anticipate needs, address emerging issues, and provide steady, practical partnership.

Qualifications

  • 5+ years of progressive HR experience providing direct support to leaders and associates, with broad working knowledge of core HR functional areas.
  • Bachelor’s degree in Human Resources or a related field.
  • PHR or SPHR certification preferred.
  • Hands‑on experience conducting workplace investigations, including gathering facts, interviewing participants, documenting findings, and recommending outcomes.
  • Strong written and verbal communication skills with the ability to convey information clearly, professionally, and with sound judgment.
  • Demonstrated ability to prioritize and stay organized while managing multiple assignments with accuracy and attention to detail in a fast‑paced environment.
  • Proficient in Microsoft Office and experienced with HRIS systems.
  • Solid understanding of Colorado employment laws – particularly Leaves of Absence, ADA Accommodations, and other state‑specific requirements - and the ability to remain current as regulations evolve across supported locations. Additional understanding of Arizona employment laws preferred.
  • Willingness and ability to travel periodically to internal client locations.
